Digital One-Stop Rentals: the essential guide for short-term rental owners in Spain
With the entry into force of King Ordinance 1312/2024, Spain is taking another step toward digitizing short-term rental management with a new system: The Digital One-Stop Rental Window (VUDA - Ventanilla Única Digital de Arrendamientos). This system aims to organize the tourist and temporary rental market, increase transparency and make it mandatory to register every property on offer. What does this mean in practice? What is the Uniform Lease Register?
This is a new nationwide system that requires landlords renting for a short period of time (whether for tourism or non-tourism purposes) through online platforms to obtain a registration number from the Real Estate or Movable Property Registry.
How to get the registration number?
The procedure begins online at the website of the College of Registrars (Colegio de Registradores). Submit the required documents electronically. Alternatively, the documents can be submitted in person to the relevant registry.

Does the registration number have an expiration date?
No. Once granted, the number is perpetual. Nevertheless, every 12 months the owner must submit a so-called. information model with an anonymous list of tenants and the purpose of renting.
When can a number be revoked?
The registration number can be canceled in cases:
- Failure to comply with legal requirements.
- Voluntary deregistration.
- Abuse (other than the reported purpose).
- Decisions of the public administration.
Landlord's responsibilities

- Data update when a change occurs.
- Submit the number to the platform, where announcements are published.

When is it necessary to register?
- For each rental unit (e.g., separately for rooms and the entire apartment).
- For any purpose - if one room is sometimes rented out to tourists and sometimes to students, for example, two numbers are needed.
Is a tourist license enough?
No. A tourist license (issued by the autonomous community) is required, but does not replace the registration number, which must be obtained in addition.

What if I rent outside the platforms?
If you don't use digital platforms, you don't have to register. Nonetheless, the new regulation is expected to have a positive impact on the market: increasing security, transparency and order.

Platforms are required to display the registration number in the ad. This is a guarantee that the premises meet legal requirements - national, regional and local.
