New rental regulations in Spain: Mandatory Rental Registration Number from 2025

As of July 1, 2025, a new regulation on short-term rentals comes into effect in Spain, aimed at increasing transparency and legality in the real estate sector. A key element of this regulation is the requirement for owners of short-term rental properties to obtain a Rental Registration Number (Número de Registro de Alquiler, NRA).

**What is a Lease Registration Number (NRA)?

NRA is a unique code assigned to each property offered for short-term rental. Its purpose is to ensure that the offer complies with current regulations and to facilitate monitoring of the rental market.

**Why is the NRA necessary?

Having an NRA is mandatory for all landlords planning to rent out their properties on a short-term basis. Without this number, it will not be possible to legally advertise or enter into rental agreements, which may result in legal sanctions.

**When is the NRA required?

NRA is essential in the case:

  • Short-term rentals, whether tourist or non-tourist.
  • Rental of entire properties or individual rooms.
  • Properties already holding a travel license; NRA is an additional requirement.

**How to get an NRA

The process of obtaining an NRA includes the following steps:

  1. Preparation of documentation: Gather documents proving the property's compliance with legal requirements, including:
  • Tourist use license (if applicable).
  • Energy certificate.
  • Document confirming ownership of the property.
  1. Online Registration: Go to the website of the College of Registrars (Colegio de Registradores) and log in with a digital certificate.

  2. Fill in the form: Provide detailed information about the property, such as address, cadastral number, number of rooms, maximum number of guests, etc.

  3. Application: Send the completed form with the attached documents. After verification of the data, a temporary NRA will be assigned, which will become a permanent number after successful evaluation.

Obligations of owners after obtaining NRA

Upon receipt of the NRA, owners are required to:

  • Include the NRA number in all advertisements for rental properties on online platforms.
  • Comply with local regulations for short-term rentals.
  • Regularly update the property information in the registry.

Consequences of not registering

Failure to register and the NRA may result:

  • Removing ads from rental platforms.
  • Financial penalties.
  • Legal problems associated with illegal rentals.
