Torrevieja plans new hotels and tourist apartments along N-332 road
Torrevieja authorities have begun urban planning procedures that will allow the construction of new hotel complexes and tourist apartments in the La Mata area. The development will be carried out as part of the Internal Reform Plan (IDP) for Sector 7 "Las Maravillas," located between Avenida de los Europeos, Avenida de los Suecos and the N-332 national road.
Reorganization of space and higher development
The main idea of the document is to adapt the parameters of the development to the current requirements of the tourist market. The plan envisages changing the distribution of building masses without increasing the total permissible floor area, which is kept at 12,800 square meters.
Changes made by the city include:
- Reduction in maximum land occupancy: Reduction from the initially planned 40% to 25%.
- Increase the maximum height of buildings: Raise the limit from four to ten stories.
- Allowing mixed-use development: The new plan formally allows traditional hotels to be combined with blocks of tourist apartments in one sector.
The change in proportions is intended to concentrate development in vertical structures. This will free up more space at the first floor level to be used for common areas, recreational areas and tourist-related services.
Landscaping details
The "Las Maravillas" sector had been included in Torrevieja's zoning plans for hotel and commercial services since 1986 (as amended in 2000). However, the area remained unurbanized.
The new IDP document aims to unlock this situation with a detailed plan that will allow the entire infrastructure to be completed in one phase. It will include the construction of internal roads, public green spaces and exits connecting Avenida de los Europeos to Route N-332.

The urban development initiative is led by Duly Investment Home S.L., which is managing the project on land owned by Vera Unique S.L. and Promociones 188 Lakeandcoast S.L.
With the adoption of these urban changes, Torrevieja authorities are paving the way for new hotel developments in close proximity to the La Mata coastline and major transportation routes.
