Torrevieja in 2026: the biggest boom in the city's history. What does this mean for residents and investors?

Torrevieja is currently experiencing one of the most dynamic periods in its history. The city, once known mainly for its salt pans and retirees, is becoming a modern, green and multifunctional destination on the Costa Blanca. Investments are in full swing: a new shopping center, the revitalization of the port, thousands of new apartments, a record budget and a significant increase in green space. These are not isolated projects, but a coherent strategy for transformation, which the city promoted at FITUR 2026 as "a new model for the Mediterranean lifestyle."

Key projects that are just starting or opening up

  1. Bauhaus in La Hoya - construction starts April 16, 2026

    The multinational DIY giant is starting official construction on a 40,000 sq. ft. plot in the La Hoya sector. The store will occupy about 18,000 sq. m and create about 250 jobs (direct and indirect). Two supermarkets (including Consum) will be built in the same complex.

    La Hoya (Lagoons Village) is a brand-new neighborhood on 1.8 million sq. ft. - eventually 7000-7500 apartments, green areas and full infrastructure. Bauhaus is emblematic of the commercialization of the entire zone.

  2. Paseo del Mar in the harbor - opening April/May 2026

    After many postponements, the port's entertainment center is finally underway. It will feature 27 dining and retail establishments, a multiplex cinema and a bowling alley. The private investment integrates the port with the city, creating a new promenade and space available 365 days a year.

  3. New city parks - an investment in greenery and quality of life

    Torrevieja is seriously betting on increasing green space. The two most important projects are:

    • Parque Urbano Alto de la Casilla (flagship "pulmón verde")

      Over 30,000 m² on a hilltop with panoramic views of the salt lagoons and the Mediterranean Sea. Investment: 11.9 million euros, completion time: 8 months.

      The park will feature 537 trees and more than 12,000 shrubby plants, two large children's play zones (with 37 elements, capable of accommodating nearly 400 children at a time), a viewing mirador, picnic areas, walking and bicycle paths, and a café.

      Adjudication planned for April 2026, work starts in spring/summer 2026, completion - February/March 2027. This is one of the largest new parks in the city, conceived as a gathering place for families and residents.

    • Large park in Sector 25 (Aguas Nuevas / Nueva Torrevieja area)

      Up to 70,000 m², an investment of 5.4 million euros. The park is to be integrated into existing neighborhoods, with recreational, sports, shade and green zones. Work began at the end of 2025, with completion scheduled for the end of 2026.

      These investments in greenery are a response to rapid population growth and residential development (including La Hoya).

  4. Size transformation (more than 150-200 million € investment)

    The city has a record budget for 2026: €187.7 million (+11.38% y/y) - the largest ever. The funds go to revitalizing the promenades, Eras de la Sal, new sports facilities and mobility, among other things.

What does this mean for residents?

Pros:

  • Better quality of life - more greenery (new parks with views and playgrounds), public spaces, services and entertainment close to home.
  • New jobs (trade, construction, tourism, service).
  • The city is becoming "year-round" - less seasonal, more for families with children and active seniors.
  • Population growth: over 110,500 residents as of early 2026 (+4150 in a year), including a record influx of foreigners.

Challenges:

  • Temporary traffic difficulties during the work.
  • Pressure on public services (schools, clinics) - although the budget provides for investment in these areas as well.

For local residents, it's an opportunity for a modern, green city with a Mediterranean flair.

What does this mean for investors?

Real estate market in 2026 - stable growth:

  • Average m² price: approx. 2400-2600 € (up 1-4% quarterly).
  • Highest prices in Punta Prima, La Mata or by the beach; bargains in downtown and Aguas Nuevas.
  • New construction in La Hoya and the area around the new parks (Alto de la Casilla and Sector 25) - particularly desirable (modern, with infrastructure and greenery within easy reach).

Profitability:

  • Long-term rental: 6-7% ROI.
  • Vacation rentals: even higher returns in high season.
  • Revalorization: proximity to new parks and services significantly increases the attractiveness and value of real estate in the area.

Best bargains 2026:

  • Apartments in La Hoya (a new neighborhood with Bauhaus and services).
  • Local commercial around Paseo del Mar and the port.
  • Properties in neighborhoods adjacent to new parks - for families and customers looking for quality of life.

Investors see Torrevieja as a stable, long-term market based on viable infrastructure and green investments.
